Rowan University – Rowan Hall Roof and Façade Replacement

Project Description

Rowan Hall is the home of the College of Engineering at Rowan University’s main campus in Glassboro, New Jersey. Constructed in the 1990’s of large limestone panels on a masonry and steel backup structure, it lacked any air or water barrier and suffered water intrusion issues for many years. MPG completed two phases of complete façade replacement, the first in 2014 on a partial section of the building, and the most recent beginning in early 2022 with completion in 2023. The scope of the project involved the careful removal, salvage and resetting of several thousand limestone panels. MPG cataloged/numbered, hoisted to the ground, cleaned, hoisted back up on to the building, and reset the panels with new anchoring after repair of the backup masonry and application of a new air and water barrier membrane. New through wall flashings were installed, joint sealants were replaced, and the stone panels cleaned. Some of the structural steel required reconfiguration to correct issues present in the original construction. MPG had as many as 3 large cranes at once serving multiple crews which were distributed across the many different elevations of the building amounting to several acres of façade surface. MPG also performed masonry coatings at areas of exposed concrete masonry units on the mechanical penthouse. On this most recent phase, MPG acted as General Contractor, responsible for the coordination and management of a range of subcontractors for: the 100% roofing tear off and replacement, electrical work, mechanical work, AVB, and sitework. The enormous amount of fixed scaffolding included hoistways, trolley beams, and multiple stair towers. The project won a 2024 GBCA best specialty contractor award for the intricate scaffolding systems.
